From pioneering architecture to ultra-luxe privileges, hotel-branded residences are raising the bar. According to Savills, the hotel-branded residences sector has surged by 230% in the last decade. After all, who wouldn’t aspire to reside in a five-star hotel? Here’s a look at what some of the industry’s leading brands have in store.

Rosewood Hotel Group

Hotels: 33 open, 26 in development. 

Residences: Three branded apartments (short-term leases) open, two in development; 10 residences (whole ownership) in development. 

Upcoming Residences: Rosewood has unveiled plans for several eagerly awaited properties, including Rosewood Residences Beverly Hills—the brand’s debut in Los Angeles—slated to open later this year. Additionally, Rosewood Residences Kamala in Phuket promises an exclusive retreat within a gated community, offering 14 luxurious villas, and the newly constructed Rosewood Residences Miami Beach, a striking 17-story tower, is poised to grace the skyline alongside the Rosewood-managed hotel The Raleigh upon its completion in 2025. 

Sales Milestone: For Rosewood Residences, sales increased 135% year over year in 2023, with total sales of $434 million and an average selling price per unit of $9.4 million.

 

Auberge Resorts Collection

Hotels: 27 hotels open, 14 in development. 

Residences: Eight projects open, five in development. 

Upcoming Residences: Among Auberge Resort Collection’s highly anticipated residential projects are refined havens including Stanly Ranch, in Napa, Calif.; Susurros del Corazón, in Punta de Mita, Mexico; and The Dunlin, in Kiawah River, S.C. 

Sales Milestone: The Knox Residences set a new standard for luxury living in Dallas. Prices started at $4.5 million, with many units fetching eight figures—a record in Dallas for condo sales.

 

Mandarin Oriental Hotel Group

Hotels: 38 open, 29 in development. 

Residences: 11 projects open, 15 in development. 

Upcoming Residences: Mandarin Oriental Residences, Madrid, is set to open in the first quarter of 2025. Boasting 30 remarkable units located across seven floors, this residential tower is the brand’s first in Madrid. It also marks the city’s first stand-alone branded residence.

Sales Milestone: Mandarin Oriental Residences, Barcelona, the brand’s first stand-alone residential project in Barcelona, recently had one penthouse sell at over $40 million, making it the brand’s highest sale to date.  


Aman 

Hotels: 38 open, 29 in development. 

Residences: 11 projects open, 15 in development. 

Upcoming Residences: Aman Beverly Hills (opening 2027), Aman Miami Beach (2026; already sold out), Aman Nai Lert Bangkok (2024), and Aman Niseko (2027)—each an exquisite blend of refined living and unparalleled amenities.

Sales Milestone: In 2022, a 20th-floor penthouse at the Aman New York sold for a staggering $74.34 million. 


Montage Hotels & Resorts and Pendry Hotels & Resorts

Hotels: Montage has seven hotels open and two under development; Pendry, eight open, four under development. 
Residences: Montage has seven residences open and two under development; Pendry, two residences open, four under development.
Upcoming Residences: A pristine private island retreat with luxurious accommodations and upscale amenities, The Residences at Montage Cay is slated to debut in The Abacos, Bahamas, in 2025. Also in development, Montage Residences Punta Mita, on Mexico’s Punta Mita peninsula, will be a serene oasis with lavish residences boasting panoramic views. 
Sales Milestone: In 2022, Montage Residences and Pendry Residences announced $1.1 billion in branded residential sales.
