The long-awaited Renters’ Rights Bill returns to the House of Lords for debate today for the final stages of ‘ping pong’ on amendments, with many analysts expecting it to be passed into law within the next few weeks.
The Renters’ Rights Bill seeks to abolish fixed term assured tenancies and assured shorthold tenancies. It will also impose obligations on landlords and others in relation to rented homes and temporary and supported accommodation.
The bill was considered by the House of Lords between 15 January and 21 July 2025 before returning to the House of Commons as part of the parliamentary ‘ping pong’ process.
On Tuesday 14 October, members will consider changes made by MPs in the Commons in regard to previous Lords amendments.
Subjects under consideration include:
+ pet damage deposits
+ exemption for shared ownership leaseholders
+ housing of agricultural land workers
+ repossession of properties.
