Sarasota has become one of Florida’s most dynamic coastal markets, attracting buyers drawn to its community-centric lifestyle, cultural vibrancy, and famous white-sand beaches. We spoke with Managing Director of The Agency Sarasota, Megan Finke, about several key factors impacting Sarasota’s current market landscape—from waterfront living and new development to the area’s unique blend of sophistication and laid-back oceanside charm.

What’s driving buyer demand in Sarasota right now, and where are most buyers coming from?

People continue to relocate to Sarasota for many of the same reasons that have fueled the area’s remarkable growth over the past decade. The region offers an unparalleled Gulf Coast lifestyle with beautiful waterfront living, world-class boating, and some of Florida’s most renowned beaches. Residents also benefit from Florida’s lack of a state income tax, a warm climate that supports year-round outdoor activities, and a strong healthcare infrastructure that appeals to both retirees and families alike. 

Sarasota’s vibrant cultural scene, exceptional dining, championship golf courses, and active lifestyle amenities further enhance its appeal. Additionally, convenient air travel through Sarasota Bradenton International Airport provides easy access to major domestic and international destinations, making Sarasota an attractive choice for both primary and secondary homeowners. 

The majority of buyers relocating to Sarasota come from major metropolitan areas in the Northeast and Midwest. Recent migration data shows that New York, New Jersey, Illinois, Pennsylvania, and Massachusetts remain the largest feeder markets into Sarasota County, with New York continuing to be the leading source of domestic migration. International demand has also strengthened, with Sarasota and Manatee Counties experiencing increased migration from abroad. 

Luxury and waterfront properties, in particular, are attracting renewed interest from international buyers, with Canada, the United Kingdom, Germany, Latin America, and Caribbean countries representing some of the most active sources of overseas demand. 

Buyers relocating from places like New York, Boston, Chicago, California, or South Florida are often impressed by the quality of life, newer housing stock, and amenities available at comparable price points.

Which neighborhoods or pockets of Sarasota are you watching closely — and why?

One area I’m watching very closely is downtown Sarasota. The city has evolved into one of Florida’s most vibrant urban coastal destinations, and we’re seeing tremendous investment in the luxury condominium sector. Projects such as the Waldorf Astoria Residences are preparing to break ground, while the Ritz-Carlton Residences have already achieved significant sales momentum. Roughly ten other condominium and mixed-use developments are planned or underway throughout the downtown core — a level of investment that reflects continued confidence in Sarasota’s long-term appeal and is helping transform the city’s skyline.

Another area I’m watching is Lakewood Ranch, where several new luxury communities are being developed. Buyers are drawn to the master-planned lifestyle, extensive amenities, top-rated schools, and proximity to both downtown Sarasota and the Gulf Coast beaches. As luxury inventory expands there, it will be interesting to see how these communities shape the next phase of growth in the Sarasota market.

Sarasota consistently ranks as one of the best places to live in Florida. From your perspective on the ground, what is it about the area that keeps earning that distinction?

Sarasota offers a unique combination of lifestyle, culture, and natural beauty that is difficult to find anywhere else in Florida. What makes Sarasota particularly special is its ability to appeal to a wide range of people—from young professionals and growing families to retirees and second-home owners—while maintaining a strong sense of character and quality of life.

From my perspective, the area continues to earn national recognition because it offers more than just great weather. Sarasota has invested in its downtown, healthcare systems, parks, cultural institutions, and infrastructure while preserving the coastal lifestyle that originally made it so desirable. Whether someone is looking for a luxury waterfront estate, a master-planned community like Lakewood Ranch, or an active downtown lifestyle, Sarasota provides an exceptional range of options. The continued migration we’re seeing from major markets across the Northeast, Midwest, and internationally is a testament to the fact that people aren’t just visiting Sarasota anymore—they’re choosing to build their lives here.

Larger clubhouses, robust social calendars, fitness centers, resort-style pools, and pickleball facilities have become major selling points. Wellness is also a growing focus — home saunas, cold plunge pools and spa-inspired spaces are showing up as buyers look to create a personal retreat for relaxing and entertaining.

How has the luxury and waterfront market shifted over the past year, and what are sellers doing to stay competitive?

The luxury and waterfront market has become more balanced. Demand remains strong, but buyers today are more selective and deliberate than they were during the peak years, and increased inventory means sellers can no longer rely solely on location or momentum to achieve top dollar.

The most successful sellers are focusing on presentation, pricing, and preparation — professional staging, high-quality photography and video, pre-listing inspections, addressing deferred maintenance, and pricing based on current conditions rather than past sales. For waterfront properties specifically, buyers are paying close attention to boating access, seawall and dock condition, flood mitigation, insurance considerations, and the quality of renovations. Sellers who understand today’s buyer expectations are still achieving excellent results, even in a more competitive environment.

What home features and amenities are today’s Sarasota buyers prioritizing? Have their interests changed recently?

Buyers are increasingly focused on lifestyle and experience, not just the home itself. Larger clubhouses, robust social calendars, fitness centers, resort-style pools, and pickleball facilities have become major selling points. Wellness is also a growing focus — home saunas, cold plunge pools, fitness rooms, and spa-inspired spaces are showing up as buyers look to create a personal retreat for relaxing and entertaining. At the same time, they remain value-conscious about insurance costs, flood risk, maintenance requirements, and the condition of major home systems. Move-in-ready homes that combine modern amenities, wellness features, and community lifestyle continue to generate the strongest demand.

From an investment standpoint, Sarasota’s greatest strength is its diversity. Luxury waterfront properties, downtown condominiums, golf course communities, new construction, and family-oriented neighborhoods each bring their own demand driver, rather than the market relying on a single buyer profile.

For someone considering Sarasota for the first time, what surprises them most about the market once they arrive?

Many buyers arrive expecting a beach town and quickly discover a sophisticated market that includes vibrant downtown living, luxury waterfront estates, golf and country club communities, master-planned developments, and charming historic neighborhoods. They’re often surprised by the depth of the arts and cultural scene and how active the community is year-round.

Another common surprise is the value Sarasota offers compared to other luxury coastal markets. Buyers relocating from places like New York, Boston, Chicago, California, or South Florida are often impressed by the quality of life, newer housing stock, and amenities available at comparable price points. Ultimately, people come for the beaches and weather, but they choose Sarasota because of the lifestyle and variety of opportunities they discover once they’re here.

Are you seeing more buyers put down permanent roots here, or is the part-time and seasonal resident still a dominant force in the market?

We’re seeing a real shift toward permanent roots. Communities such as Lakewood Ranch are estimated to be roughly 75% year-round residents, reflecting how the region has evolved from a traditional retirement and seasonal destination into a place where people relocate their primary residences, businesses, and long-term plans.

That said, seasonal residents and investors still play an important role in coastal markets like Siesta Key, Lido Key, and Anna Maria Island, which remain attractive to second-home buyers and vacation owners seeking rental potential. Outside those barrier island markets, though, full-time residency continues to grow as Sarasota and Manatee Counties expand their shopping, dining, healthcare, and recreational offerings. Many buyers now view Sarasota not as a place to spend the winter, but as a place to build a life year-round.

What makes Sarasota a viable long-term investment compared to other Florida coastal markets?

Where many coastal communities rely heavily on tourism or seasonal residents, Sarasota has evolved into a well-rounded market supported by healthcare, professional services, education, technology, and a growing business community — attracting both retirees and working professionals and creating a broader, more sustainable demand base for housing.

The market also benefits from limited waterfront inventory, strong land-use planning, and continued investment in infrastructure and downtown redevelopment. From an investment standpoint, Sarasota’s greatest strength is its diversity. Luxury waterfront properties, downtown condominiums, golf course communities, new construction, and family-oriented neighborhoods each bring their own demand driver, rather than the market relying on a single buyer profile. That diversity, combined with continued population growth and a rising share of full-time residents, gives Sarasota a strong foundation for long-term stability and appreciation compared to other Florida coastal markets.
