Are there any neighborhoods emerging now as luxury hotspots? 

We are seeing the luxury inventory growing, particularly in prestigious neighbourhoods like Roseland, Shoreacres and Aldershot South. All these areas are located in South Burlington, close to Lake Ontario.

 

Luxury real estate inventory around Oakville has been on the rise. What do you think is fueling this growth?

The rise in luxury real estate inventory in Oakville and South Burlington is influenced by several key factors. A significant number of buyers are relocating from larger urban centers like Toronto and Mississauga, seeking quieter communities that offer a high quality of life. Oakville, in particular, is renowned for its excellent public and private schools, making it an attractive destination for families.​

Additionally, the recent implementation of higher Municipal Land Transfer Tax (MLTT) rates in Toronto has made purchasing luxury properties there more expensive. As of January 1, 2024, Toronto introduced increased MLTT rates for homes valued over $3 million, with rates escalating up to 7.5% for properties over $20 million. 

This additional financial burden has prompted some luxury buyers to consider alternatives like Oakville and Burlington, where such municipal taxes do not apply. The combination of a serene environment, top-tier educational institutions, and more favorable tax implications makes Oakville and Burlington increasingly attractive to luxury homebuyers.

 

The Oakville and Burlington luxury markets are poised for continued growth over the next few years. With ongoing demand from both local and international buyers—and the end of Canada’s foreign buyer ban coming up in January 2027—property values are expected to continue to appreciate. 

What are some of the most popular neighborhoods near the Oakville region right now? And what attracts buyers to them?

In Oakville, neighborhoods like Morrison, Eastlake, and Old Oakville are highly sought after for their luxury homes, mature landscapes, and proximity to top schools. Burlington continues to offer better value than Oakville, Mississauga or Toronto, making it a destination for move-up buyers looking in the GTA. 

In South Burlington, areas such as Roseland, Shoreacres, and Aldershot South are gaining popularity due to their charming communities, access to the lake, and spacious properties. Buyers are drawn to the blend of tranquility, prestige, and convenience these neighborhoods offer.

 

What makes the areas around Oakville an attractive alternative to other nearby communities, or Toronto? 

Oakville and Burlington offer a balance of upscale living with a more relaxed atmosphere compared to Toronto. Buyers appreciate the larger lot sizes, access to nature, and strong community feel. Additionally, the cost of luxury properties in these areas often provides better value, attracting those looking for high-quality homes without the premium prices of Toronto.  

 

Today’s high-end buyers are prioritizing more than just square footage—they’re seeking turnkey, move-in-ready homes with modern updates, smart home features, and open-concept layouts that offer seamless indoor-outdoor living. 

 

What kinds of buyers are you seeing show interest in these areas now? 

We see a lot of families moving into these areas as they are looking for safe, family-friendly communities with good schools as well as proximity to recreational activities such as parks, trails, and community centers and we are also seeing retirees who are looking for a more tranquil lifestyle.

 

What features or amenities are most sought-after by high-end buyers in Oakville today? 

Today’s high-end buyers are prioritizing more than just square footage—they’re seeking turnkey, move-in-ready homes with modern updates, smart home features, and open-concept layouts that offer seamless indoor-outdoor living. 

Design, flow, and private outdoor space are top of mind, along with long-term value and proximity to the lake, which continues to be a major draw. Whether opting for sleek contemporary builds or thoughtfully renovated traditional estates, buyers are consistently gravitating toward quality craftsmanship, privacy, and convenient access to top-tier amenities.

 

How important is proximity to the lake in driving interest or increasing property values? 

Proximity to Lake Ontario significantly enhances property appeal and value. Homes near the lake offer scenic views, recreational opportunities, and a sense of exclusivity. Buyers often prioritize these locations for the lifestyle benefits and the prestige associated with waterfront living. And there is definitely a premium for waterfront homes.

 

Where do you see the Oakville luxury market heading in the next three to five years?

The Oakville and Burlington luxury markets are poised for continued growth over the next few years. With ongoing demand from both local and International buyers—and the end of the foreign buyer ban coming up in January 2027—coupled with limited inventory, property values are expected to continue to appreciate. 

The area’s commitment to preserving its charm while accommodating modern living will keep it at the forefront of desirable GTA luxury markets.
