What’s Attracting Buyers to One of the World’s Most Expensive Zip Codes

From Arch Beach Heights to Woods Cove, Laguna Beach in Southern California is one of the nation’s most in-demand zip codes, promising a lifestyle defined by picture-perfect beaches, charming shopping districts, and a strong sense of community. 

Laguna Beach itself (92651) just ranked among the top 50 most expensive zip codes in the nation, with the median price hovering around $2.7M. We talked to The Agency Orange County’s Ann E. Metzger to learn why this corner of Orange County continues to attract some of the world’s most discerning buyers.

Lifestyle is everything in Laguna Beach. Buyers are drawn to the walkability, the art community, proximity to the ocean, and of course, the sunsets that look like they’ve been AI-generated (but are, thankfully, the real deal). Privacy and exclusivity still rank highest, but lifestyle perks like private beach access and curated community events are sealing the deal.

Which specific neighborhoods or micro-communities within your luxury market are seeing the fastest growth in popularity?

The Village and Woods Cove are having their moment—buyers want that mix of charm, character homes, and walkability to downtown. On the flip side, the gated estates in Emerald Bay remain timeless for clients who prefer privacy with their ocean view. In short, it’s a tale of two buyers: those who want to walk to dinner barefoot, and those who want a private gate between themselves and dinner.

Are you noticing any shifts in buyer demographics or preferences in your market compared to previous years? 

Yes. We’ve always had buyers from LA and San Francisco, but now we’re seeing an influx from Texas, Florida, and even New York. Remote work has freed them up, and lifestyle is the currency they’re shopping for. They want homes with smart layouts (for Zoom calls and sunset breaks), outdoor entertaining spaces, and easy access to the ocean. “Work from beach” seems to be the new “work from home.”

Do you have recent market data or statistics that illustrate significant changes in pricing, inventory, or sales velocity in your area?

Inventory remains extremely tight, with less than two months’ supply, and well-priced properties are moving quickly, often with multiple offers (if the property is priced to sell). Translation: buyers need to be decisive, and sellers need to know their leverage.

Are there any emerging communities or neighborhoods that you are keeping an eye on? 

South Laguna and Arch Beach Heights are definitely emerging spots. Buyers priced out of oceanfront and Woods Cove are realizing they can still capture jaw-dropping views with a little more house for the money. Plus, those neighborhoods have a slightly more laid-back vibe, perfect for clients who want the Laguna lifestyle without quite as much spotlight.

What unique factors influence buyer decisions in your area right now? 

Ocean proximity and big views will always be king here. Buyers want to be able to smell the salt air from their deck. School districts and community amenities are close seconds, but it’s that balance of lifestyle and exclusivity that’s driving decisions. 

What unique challenges or opportunities do buyers face in your luxury market right now, and how are you helping them navigate those?

The biggest challenge is low inventory paired with high demand. The opportunity? Values here are remarkably resilient, so buying in Laguna is a long-term wealth play. I help clients by being hyper-connected, tapping into off-market opportunities, networking with other top agents, and keeping them educated on real data so they can move with confidence. Understanding our ecosystem here is critical; otherwise, you write offers that don’t get accepted. I remind them that patience is part of the process, unless they’re bidding against a cash buyer from New York, in which case, speed is their best friend.
