Here, The Agency Nicaragua’s Managing Partner, Joao Mucciolo, reveals why this destination is fast becoming the region’s next great real estate frontier.
What are the key factors driving demand for real estate in Nicaragua? What makes it such an attractive destination for today’s buyers?
There are several key factors that are attracting buyers to Nicaragua today. We are only 2.5 hours away from Miami and 3 hours from Houston, so it’s a pretty quick flight from the U.S. We also have warm weather all year round. There are only two seasons here in Nicaragua: the dry season from November to May and the wet season is from May to November. Aside from that, our average temperature year-round is 89 degrees Fahrenheit.
Nicaragua is also a very safe country. Our crime rate is one of the lowest in Latin America. Affordability is also a key driver of migration to Nicaragua. The cost of living is very low and our real estate prices are low compared to our neighboring countries. Our biggest feeder markets are the U.S. and Canada.
And our neighbor Costa Rica’s enduring popularity helps us a lot. We are very similar in terms of our natural beauty and resources. While Nicaragua has had significant tourism, we have been able to maintain our unique essence and culture. Also, the prices of our properties and goods have remained a fraction of our neighbors.
Where do you see new buyers coming from? And what kind of lifestyle are they seeking in Nicaragua?
Most of our buyers come from the USA and Canada due to our proximity to these countries. Buyers from these countries seek a more tranquil lifestyle, access to the beach, immersion in nature, warm all-season weather, and a safe place to raise their families.
Retirees are looking for a mild climate, safety, and affordable living—they come here to really enjoy their retirement, improve their quality of life and increase their future investment potential.
What do you think are some of the lifestyle perks of living in Nicaragua?
We have warm weather and great surf conditions all year round. Living in Nicaragua provides a more tranquilo lifestyle. Stress has a hard time finding us here!
For young families, we have lots of gated communities that bring extra safety, comfort, and amenities for first-time buyers. Accredited Bilingual schools like the San Juan del Sur Day School provide a great option for foreigners for a great education for their kids.
Nicaragua is also ruggedly beautiful and has a back-to-basics charm. Plus, with all our organic food, sunshine, and outdoor exercise, it’s hard not to live a healthier lifestyle here!
Which regions are currently considered the most popular for property investment?
Nicaragua’s southern Pacific Coast is very popular, which is why our office is here.
There is also a new coastal road—The Emerald Coast Highway, also known as “La Costanera”— that will facilitate easier tourism and access between beaches. La Costanera road will unite all beaches from the border with Costa Rica to Nicaragua’s northern regions.
How do Nicaragua’s property prices and cost of living compare to other popular real estate markets in Central America?
We are considered the most affordable country in Central America. Again, our real estate will be cheaper, but also the cost of living.
You can find condos with amazing ocean views around $200,000, homes in or under $300,000, and some amazing lots in the vicinity of $100,000. And if you want to buy the nicest beachfront place in the country, you can find them for under $2 million.
