
Meniscus Group has acquired a 102,856-square-foot industrial property in Temple, Ga. JLL negotiated on behalf of the seller, Ackerman & Co.
Janus International Group, a manufacturer of self-storage and industrial roll-up doors, occupies the entire facility.
The property has 24-foot clear heights, six dock-high doors, eight drive-in doors, a 290-foot truck court and includes nearly two acres of paved outdoor storage space. The building came online in 2001 and was expanded in 2006. It previously traded in 2021, when Ackerman & Co. paid $6.8 million to Janus International, according to Carroll County public records.

The asset is at 134 Janus International Blvd., close to Interstate 20 and State Highway 78. It is also 10 miles from Carrollton, Ga., 39 miles from Atlanta and within 45 miles of Hartsfield-Jackson Atlanta International Airport. Janus International’s headquarters is adjacent to the property.
JLL Senior Managing Directors Dennis Mitchell and Britton Burdette, together with Managing Directors Jim Freeman and Maggie Dominguez represented the seller.
Atlanta ranked eighth for industrial sales in 2024
Atlanta’s industrial investments totaled $2.6 billion last year, according to a recent CommercialEdge report, ranking eighth nationwide. Dallas-Fort Worth took the first spot for industrial investment volume, with nearly $6 billion in sales.
In December last year, Foxfield expanded its footprint in the Southeast area with the acquisition of an industrial property. The company paid $19 million for a 169,252-square-foot asset in Duluth, Ga., marking its 14th acquisition made through its Foxfield Open-End Fund.
