New Industrial Lease at Mohr Logistics Park

Dallas-based commercial real estate investment firm Mohr Capital recently announced that it had secured a new tenant for its industrial real estate development in Whiteland, Ind. The firm signed a lease with American multinational corporation Cummins Inc. for Building 6 of Mohr Logistics Park. This deal represents the fifth major lease signed by Mohr at the class A business park.

Located roughly 20 miles south of Indianapolis, Whiteland offers excellent access to the surrounding region and beyond through major thoroughfares such as Interstate 465, Interstate 65, and U.S. Route 31. Totaling 475 acres, the project is planned to eventually include more than 7 million square feet across 10 modern bulk industrial buildings.

Cummins’ lease at lot 6 of the Whiteland development incorporates more than 1 million square feet of prime suburban Indianapolis industrial space and places the company on the same roster as manufacturing company Goodyear; supply chain and logistics solutions provider NFI Industries; distribution services company Turn 14; and global shipping company DHL, all of which signed leases here during the past year.

Many of Cummins’ employees and service providers will consider Mohr Logistics Park their home for many years to come.”

Building 6 is a class A, cross-dock warehouse and distribution facility that features 40-foot, clear-height, seven-inch-thick floors; ESFR fire sprinkler systems; 50-foot and 53-foot column spacing; and a 140-foot-deep truck court. Common area amenities shared with neighboring lots across the park include grade-level parking that offers more than 570 spaces.

In April 2023, an EF-3 tornado swept through Mohr Logistics Park and across Interstate 65 with wind speeds estimated between 136 and 165 miles per hour. Lot 6 — the largest of the buildings on site — was also the one to sustain the most damage as the tornado split through its middle and flung pieces of it across the interstate. Mohr had recently completed construction of the building, which was empty at the time of the unfortunate event.

Having made a full recovery of the site in the year since, Mohr is looking forward to a strongly positive future for its suburban Indianapolis industrial park.
